Centre approves construction of over 3.53 lakh houses under PMAY-U 2.0

The Ministry of Housing and Urban Affairs (MoHUA) has approved the construction of over 3.53 lakh houses under the Pradhan Mantri Awas Yojana – Urban 2.0 (PMAY-U 2.0). The decision was taken during the first meeting of the Central Sanctioning and Monitoring Committee (CSMC) chaired by MoHUA Secretary Srinivas Katikithala on Thursday.

According to the ministry, a total of 3,52,915 houses have been sanctioned under the Beneficiary Led Construction (BLC) and Affordable Housing in Partnership (AHP) components. These houses will be built across ten states and union territories—Andhra Pradesh, Arunachal Pradesh, Bihar, Haryana, Jammu & Kashmir, Odisha, Puducherry, Rajasthan, Telangana, and Uttar Pradesh.

The scheme emphasizes women’s empowerment, with over 2.67 lakh houses approved specifically for women beneficiaries, including single women and widows. Additionally, 90 houses have been allocated to transgender individuals. The approved list also includes 80,850 houses for Scheduled Caste beneficiaries, 15,928 for Scheduled Tribes, and 2,12,603 for Other Backward Classes, aiming to promote inclusivity across underprivileged groups.

In a special initiative, the Uttar Pradesh government has committed additional financial assistance under the scheme, offering ₹30,000 to senior citizen beneficiaries aged over 70, and ₹20,000 each to unmarried women above 40 years of age, widows, and separated women.

PMAY-U 2.0, launched in September 2024, is currently under implementation, with Memorandums of Agreement signed between the Ministry and 31 states and union territories. The scheme is set to benefit one crore urban poor and middle-class families over five years. Implementation is being carried out through four verticals—Beneficiary Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH), and Interest Subsidy Scheme (ISS).

Eligible beneficiaries, particularly families from the EWS, LIG, and MIG categories who do not own a pucca house, are entitled to receive Central assistance of ₹2.50 lakh per housing unit. The total government assistance under PMAY-U 2.0 stands at ₹2.30 lakh crore, with an estimated total investment of ₹10 lakh crore.

Since the launch of PMAY-U in June 2015, 118.64 lakh houses have been sanctioned, with around 92 lakh already constructed and delivered.

Special provisions under PMAY-U 2.0 have been designed to address the housing needs of slum dwellers, SC/STs, minorities, widows, Persons with Disabilities, and other vulnerable groups, including safai karmis, street vendors identified under PM SVANidhi, artisans under Pradhan Mantri Vishwakarma Yojana, anganwadi workers, construction workers, and residents of slums and chawls.
